The meeting was called to order at
A motion was made to approve last month’s minutes. The motion was seconded and the minutes were approved and signed.
OLD BUSINESS
- The issue of loose dogs and dogs on the bridle trails has been addressed by the developer and appears to be resolved.
- A return receipt has been received from the letter written to the Wieses requesting their intentions since the cessation of construction on their lot. According to the non-compliance procedure, a second, firmer letter will be sent if we don’t get a response back within the next couple of weeks.
- The Krallinger boat issue is concluded. It is the understanding of this committee that Tom Carr consented to the purchase of an Electra Craft catamaran even though the committee has repeatedly voiced strong objections to the purchase of this type of party boat, regardless of the type of flotation.
NEW BUSINESS
- The Transition Board approved the Regulatory Committee’s request to use Jim Slaughter, Esq. as independent counsel for initial review of all our governing documents. A “point person” will be designated as an interface with the attorney.
- We need to address the issue of soil run-off and erosion more thoroughly. Property owners should be liable for any and all cleanup if soil and or debris from their property washes onto another property or common area and they did nothing to prevent it.
ARB
The ARB now has sufficient members, thanks to new volunteers, and will now meet independently from the Regulatory Committee.
- An appendix needs to be written to the ARB documentation for horse barns/equine housing.
- A letter needs to be written to the Wilkins regarding
their pool with no surrounding fence. The ARB will initially write a friendly
reminder letter that the pool was approved with a 4’ fence around it in keeping

SAFETY/SECURITY
Although volunteers are needed to staff this committee, a preliminary discussion took place identifying some areas that this committee would need to address as well as some good safety and security ideas. The following items were mentioned: window decals, community watch, gate code changes and operations, emergency phone numbers for the community, speed limit enforcement, fire department visits to main barn and mini farms, and curfew at the point.
