Clarification of procedure

After discussion, the committee clarified the procedure for presentation of recommendations to the community and to the developer.  The decision made during the last meeting (Sept 13) to prepare two proposals (basic and enhanced) was clarified.  A Sub-committee may prepare a base-line proposal for maintenance cost analysis, but the final proposal (for each amenity) will reflect the Sub-committee’s recommendation for an amenity that will enhance the community.

After completion, each Amenity proposal will be reviewed by the Finance
Committee for maintenance cost analysis, then the final Amenities package will be presented to the Developer.  The Site-Plan Proposal will be presented to the Developer as soon as it is finalized.

Site-Plan Sub-committee

The Site-Plan Sub-committee presented the conceptual layout plan from the engineer, Frank Wanko.  Several changes were suggested, and the revisions will be made before the next meeting.  Items addressed:

«     Need for buffer between dog area and horse trail (more research needed)

«     Drive needed near clubhouse entrance

«     Location of septic drain field

«     Relocate pool for possible expansion of clubhouse

«     Resize gazebo, locate at end of pier

It was decided that the plan was not ready to present at the Sept. 22 event, but that it will be presented to the Developer for suggestions, and a revised plan will be ready by the Sept 27 meeting.

 Clubhouse Sub-committee

The Clubhouse Sub-committee presented a tentative list of recommendations.

«     Size: 6000 square feet. With an allowance for expansion

«     Design: two-story, walkout basement

«     Exterior: pre-finished, low maintenance materials

«     Upper level includes: foyer, great room, kitchen, restrooms, coatroom and storage

            Kitchen, non commercial

Standard appliances with many electrical outlets

«     Lower level: permanent HOA offices, flexible space with folding partitions, restrooms, mechanical, utility and storage areas

«     Stairway should be enclosed, limiting access to upper level

«     Alternative energy solutions and energy saving construction methods are recommended

«     Wireless internet should be available

«     Attractive high-quality finishing throughout

«     Stone patio on rear, possibly a barbecue

Currently, the concept is a Clubhouse that may evolve into a Community Center with the growth of the community.  The proposal is evolving and will be revised during the next week.
